About Us
Power and Motion was founded in 1991 in Acworth, north of Atlanta. Florida is our longest drive, 310 to 630 miles depending on the city, so Florida projects are planned around fewer, longer site trips: one visit to measure and walk the building, a detailed layout, and an install crew that arrives with everything it needs. The same team handles the drawings, the permit and the install, so nothing is handed to a subcontractor you've never met.
Building In Florida
Florida Specifics
How Florida treats modular buildings. Florida's Manufactured (Modular) Buildings Program is run by the Department of Business and Professional Regulation. A factory-built building approved under the program carries a DBPR insignia, usually inside the electrical panel cover, and doesn't need a separate plan approval or insignia from the local government. Everything that happens on site still goes through the local building department: the foundation, assembly, utility connections and inspections.
Open construction is permitted locally. Florida law treats buildings that can be inspected on site, called open construction, differently: they're permitted by the local jurisdiction and don't carry a state insignia. Panelized in-plant offices and cleanrooms assembled inside your building usually fall here.
Wind and water. Exterior buildings in Florida are designed to the Florida Building Code wind loads for their location, and the local building official decides how the foundation and anchoring are reviewed, including in High-Velocity Hurricane Zones. In-plant buildings sit inside your structure and avoid most of that, which is one reason Florida plants choose them.
Where the work is. Distribution along the I-4 corridor around Orlando, port and logistics operations in Jacksonville, and manufacturing and medical device work around Tampa Bay.
Questions From Florida Buyers
FAQ
If your question isn't here, call the shop. We'd rather talk it through than have you guess.
Do you install in Orlando, Tampa and Jacksonville?
Yes. Our own crews travel from Acworth, and we plan Florida projects to keep site trips efficient.
Do I need a DBPR insignia for a modular office?
A standalone factory-built office set outside does. An in-plant panel office assembled inside your existing building is open construction and is permitted by your local building department. We confirm which applies in the proposal.
How does Florida humidity affect a cleanroom?
Can a modular office be moved to a new building?
Yes. Panels come apart and reassemble, and the move is permitted and inspected at the new location.
What do you need to quote?
The city, the footprint, the clear height and what the space is for.
